and Property Types

Loans Programs:

Unlike most other lenders (banks for example), LEMA Financial has business relations with many investors that offer a wide variety of programs.  If you are having difficulty in documenting your income, a Stated Income/Asset Program may be just the option to get your transaction funded.  For a slightly lower interest rate, the Full Documentation program might be a better solution when income and assets can be verified.  LEMA Financial can offer greater flexibility and faster turnaround times than most other lenders.

Each of the channels mentioned in the Property Types section below offer variations of the features that follow:

  • No tax returns and no income verification on Stated Income/Asset programs
  • Full Documentation required on high loan-to-value (LTV) programs
  • Some programs offer unrestricted cash-out
  • Loan amounts as low as $100,00.00 with not upper limit
  • Both recourse and non-recourse programs are available
  • Portfolio and conduit loans are available
  • Loan secured on commercial property being financed, not on your personal residence
  • Cross collateralization available on some programs
  • Several affordable payment options
  • Fully amortized, balloon payment, and interest only options
  • Escrow payment of taxes and insurance can be waived on a case-by-case basis

  • Loans to corporations, partnerships, and trusts ok

Multi-Family Housing, 5+ Units
We fund residential structures that contain five or more dwelling units in the same building. These  can be multi-story buildings that generally offer individual apartments for rent with common area facilities, such as an entrance, lobby, elevator, stairs, hallway, walks or grounds.
  Units must be rented on a non-transient basis such that tenants consider their unit their permanent residence. Properties that offer weekly or monthly housing would not be considered multifamily properties. (Back to Property Types)

Mixed-Use
These properties integrate residential spaces with commercial uses, such as retail or office space. Mixed-use properties must contain at least one commercial unit (retail, office etc.) and at least one residential unit. Common types of mixed-use properties include a ground floor retail or office unit with apartment(s) above, all within the same building. The mixed-use property type can be classified in any tier depending on the percentage of the multi-family component and the type of commercial use. (Back to Property Types)

Office/Retail
Buildings designed for retail or office sales and display, this category includes stand-alone buildings such as offices, supermarkets, convenience stores, drug stores, department stores, bakeries, and beauty shops – as well as strip centers, and neighborhood and community shopping centers. 
Office use implies a general business use that does not include retail, manufacturing or warehouse type operations.  Retail classification encompasses a wide variety of uses including, but not limited to: markets, convenience stores, drugstores, department stores, big box retailers, barber shops, laundromats, etc. (Back to Property Types)

Warehouse
Single and multi-tenant facilities that are used for warehousing, light manufacturing, distribution, research and development.
Warehouse buildings are designed primarily for storage purposes. An amount of office space included is usually commensurate with the quality of the building but typically ranges from 3% to 12% of the total area. Plumbing and lighting are usually limited due to anticipated light personnel load. The design of the building usually includes a light frame with large open interior areas. Cold storage and transit warehouses (truck terminal) are included in this category. Does not include buildings where heavy manufacturing or specialized industrial operations such as welding occur. Self Storage
Now one of the most competitive building classes in the country, these facilities are designed primarily for storage. Mini-warehouses are warehouses subdivided into a mixture of cubicles of generally small size, designed primarily to be rented for small self-storage or noncommercial storage and may include some office-living space.  This category also includes cold storage, RV and boat storage facilities, and truck terminals (transit facilities).  (Back to Property Types)

Hotels/Motels
Hotels/Motels with national franchise affiliation ("flagged") must be in good standing with their affiliated franchise to be considered as a "Flag."  Hotels/Motels with no national franchise affiliation are considered "non-flagged/unflagged."  "Mom & Pop" style operators typically run these types of facilities and the quality and level of service varies considerably.  With our industry knowledge and expertise, we feel we understand the flagged and non-flagged world of hotels and motels better than most lenders.
